ANSWERS TO YOUR FREQUENTLY ASKED QUESTIONS

  • Q: Can you hold a place before I apply?

    A: No. We must have an approved application for each person over the age of 18 prior to showing or holding a property for rent.

  • Q: Do I pay the first month’s rent and last month’s rent with my security deposit?

    A: Depends, if qualified under all our standard criteria we will always only charge one month's rent as a security deposit. We collect two month rent and a security deposit of which one month of that is non refundable and a fee for not meeting standard criteria.

  • Q: How old do you have to be to apply?

    A: All applicants who will enter into a legally binding residential lease agreement must be 18 years of age or older.

  • Q: Is the deposit refundable?

    A: Yes, all security deposits are refundable as long as the property is in the same or better condition as it was when you moved in.

  • Q: Who needs a cosigner?

    A: Any first time applicant and/or applicant(s) who do not meet the standard rental requirements.

  • Q: You have a property I want to rent. How do I apply?

    A: A link on the property's profile will be displayed to submit an application.

  • Q: How do I pay rent?

    • A: There are many ways to pay rent. EFT/ACH via the resident portal is our preferred method:
    • Every resident has a resident portal unique to their email address. Rent can be paid through your portal using a checking or savings routing and account number. We also accept CashApp/PayPal to save on processing fees!
    • Rent can be paid at various retail locations such as Walmart, Walgreens, CVS, or Ace Cash Express. These options provide you with flexibility, convenience and savings. Ask us for your customized cash pay slip by emailing us at support@fourseasonpropertymangement.com or contacting your property manager. We can issue the payslip to you via text, email or a printed copy.
    • You can make payments in our office at 626 Potomac Ave; however, please be advised that any payments received in our office will be subject to a $10.00 payment processing fee. Your payment must include the $10.00 fee.
  • Q: I want to get a pet. What should I do?

    A: Prior approval by the landlord must be obtained before adding a pet at the property. If approved, a pet addendum, one-time fee, and pet rent will be added. All pets must have an emergency contact person which will be listed on the addendum to include name, address and phone number.

  • Q: I want to move out, but my roommate wants to stay. What should I do?

    A: The vacating tenant must relinquish his/her interest in the security deposit. A lease change fee will apply and be added to the tenant ledger and will be due and payable immediately upon signing the addendum to remove an individual/s from their lease obligation.

  • Q: My lease expiration is coming and I want to move out. What should I do?

    A: You must submit your notice in writing at least 30 days prior to your last rental period. A rental period is the first of the calendar month through the end of the calendar month. To submit your notice in writing, log on to your portal, go to the contact us section and click on "Request Notice to Vacate".

  • Q: How do I avoid rental scams or how do I know if I am being scammed?

    A:

    • If a landlord or their agent will not meet you in person. 
    • If the rent advertised seems very low or too good to be true.
    • If the landlord will not provide you with their office address.
    • If the landlord doesn't have you complete an official application. 
    • If the landlord does not require you to sign a lease or does not provide you with a copy.
  • Q: Do you allow pets?

    A: Many of our properties are pet friendly; but it is the landlord's decision if pets are allowed. When allowed, your pet must be approved and you will have to sign a pet addendum as part of your lease and are asked to pay a monthly pet rent. Service animals will always be accepted, provided documentation is submitted. A pet fee will not be charged for a service animal. Baby-sitting or care taking of any other person(s) animals or pets is prohibited.
