Q: Am I required to make my property available to Section 8?
A: No, however Maryland state law requires that we treat all Section 8 or HHA vouchers as additional income for applicants' profiles.
Q: Are you licensed and insured?
A: Yes, we are licensed, insured and bonded to do business within the State of Maryland and NARPM certified.
Q: Can you put the money directly into my account?
A: Yes. Four Season Property Management in Hagerstown MD will send your payments by direct deposit on the 10th of every month.
Q: Do I get to see the lease or sign it?
A: Yes. Four Season Property Management in Hagerstown MD will send your payments by direct deposit on the 10th of every month.
No. As your financial fiduciary, Four Season Property Management signs all of the leasing documents on your behalf.
Q: Do you sell real estate too?
A: No, we do not actively list and sell real estate. We are hyper focused on
managing property in Hagerstown and Washington County which allows us to
provide quality, dependable, service. We will work closely with any agent you hire
to ensure a smooth transition for the landlord to seller.
Q: How and when do I get my checks?
A: We close out the monthly accounting cycle and do a direct deposit of your funds on the 10th day of each month.
Q: How is rent collection handled?
Alternatively, for a fee, residents can pay by cash at various retail locations such as Walmart, Walgreens, CVS, or Ace Cash Express. A customized cash pay slip is provided by Four Season Property Management to the resident via text, email or print.
Q: How long of a lease do you sign?
A: Most leases are offered for a minimum of one (1) year or M2M. A resident may offer to sign a multi year lease.
Q: How much security deposit do you charge the tenant?
A: Maryland law regulates refundable security deposit limits. A lease owner is not permitted to demand or receive an amount in excess of two month's rent.
Q: What type of properties do you manage?
A: We manage single family homes, multi family duplexes, triplexes, fourplexes as well as some small apartment communities (1-99 Unit Buildings & Complexes). Four Season Property Management furnished rentals with a 30 day minimum. We currently do not manage short term rentals (29 days or less).
Q: Who holds the tenant security deposit?
A: Four Season Property Management holds all tenant security deposits in our security deposit trust account. This is done to comply with the State of Maryland security deposit and trust accounting rules and regulations as determined by the Maryland Department of General Services Office of Real Estate.
Q: Is Four Season Property Management the best option for every real estate investor?
A: No. We are a relationship based property management business and we work with owner-clients who are looking for a full-service experience and believe in providing well maintained properties. We reject the idea of a landlord vs tenant mentality. Instead, we believe in creating a lasting impression for all residents and property owners.
Q: Can I use a home warranty company?
A: We strongly discourage the use of home warranty companies as they often provide a delayed, and less than exceptional experience and outcome.
Q: Who takes care of maintenance?
A: We will handle all repair requests (even after hours emergencies) and we use pre-screened, high quality vendors. Unless your specific package plans states otherwise.
Q: How updated does my property need to be in order to rent it?
A: The quality of a property is equal to the quality of the tenant it will attract. Therefore you want your property to be updated and CLEAN! We can take care of getting your property fully rent-ready.
Q: What if the tenant does not pay rent?
A: We handle the entire rent collection process. Although it is rare - should a tenant not pay rent, we handle the entire legal eviction process on your behalf.
Q: Do you inspect my rental property?
A: We perform annual and mid-lease periodic property inspections. The purpose of this inspection is to ensure the property is being well cared for, there are no lease violations, and to look for potential deferred maintenance issues before they become a problem.
Q: Do I have to accept pets?
A: Excluding tenants because of a pet will cause your vacancy rate to be higher and may cause your rent to be lower. For this reason, we like to encourage owners to accept tenants with pets.
